What the published data covers.
MortgagesVine publishes a deliberately bounded set of public HMDA aggregates. This page states what is present, what is comparable, and what has not yet been published.
Current scope
Coverage includes every state and the District of Columbia, plus 10 reviewed counties, 10 reviewed metro areas, and 5 exact-LEI lenders. A directory entry is not a claim of nationwide county, metro, or lender coverage.

02 · Time
Release kinds are not mixed
The 2023 and 2024 records come from the static One Year datasets and form the currently reviewed comparison pair. The 2025 records come from the Snapshot dataset released March 31, 2026 and frozen for this product on June 2, 2026.
MortgagesVine does not calculate a year-over-year delta between the 2025 Snapshot and a One Year release. This avoids presenting a release-method difference as a market change.
03 · Publication gates
Coverage does not override privacy or context
- Purchased loans are excluded from application cohorts.
- Only aggregate results are published; applicant pages are never created.
- Cells below 20 records are withheld instead of displayed.
- Counts and denominators stay together so percentages retain context.
- County and metro boundary vintages remain tied to their activity year.
- A historical share is never presented as a personal approval probability.
For cohort definitions, outcome codes, denial-reason denominators, and the evidence pipeline, read the full methodology.
04 · Boundaries
What is not yet published
- Nationwide county, metro, or lender coverage.
- A live mortgage-rate or product-pricing feed.
- Personal underwriting, approval, or credit predictions.
- Complaint overlays without reviewed company-to-lender identity.
- House-price, conforming-loan-limit, or affordability series.
Missing coverage is left missing. It is not filled with estimates, inferred identities, or invented values.
